What is the Cost to Move a Three-Bedroom House?

When it comes to moving, there are a ton of costs involved that seem to keep adding up. If you’re renting, you have the deposit to think about, as well as whether or not your soon-to-be-ex-landlord is going to be kind and give you back your previous deposit.

If you’re buying, there are solicitors fees, Stamp Duty, estate agent fees, arrangement fees and so on. Then, once you’ve exchanged and completed on your new home, there’s the actual moving part – which itself can be incredibly stressful.

Because of this, many people rely on packing and moving services, which helps take that stress away. However, you shouldn’t go with the first provider you find online, and instead you should carefully consider your options, along with the quotes they provide. By shopping around, you’re far more likely to find not only the best deal, but also the best provider.

It’s important to consider that the cheapest price won’t necessarily offer the best service. If a price is super cheap, there’s usually a good reason for that – either reflected in the reviews, or a reduced service that doesn’t include everything you need.

How much does it cost to move the average three-bedroom house?

According to LABC, the average UK home has 2.95 bedrooms, and because of this, basic moving packages are more likely to be in line with their most common query types.

However, this doesn’t take into account the huge number of variables, such as:

  • Is there a conservatory?
  • Is there a garage?
  • Is the loft boarded?
  • Is there a study?
  • Is there a cellar?
  • Is there a shed?
  • Is there a playroom or entertainment room?

Because of this, it’s difficult to take the average cost for moving a three-bedroom house as the cost that will apply to you and your own move. When gathering quotes, you’re likely to see fluctuations ranging from the low hundreds, up to the multiple thousands.

Three-bed house removal cost

A set package or one-size-fits-all pricing structure never works with house moves, due to there being so many variables.

However, as a ballpark estimation, the average cost to move a three-bedroom house is approximately £1,600 + VAT. This fee should cover and include:

  • Three or four movers
  • Three Luton vans or a 7.5 tonne Luton lorry
  • An eight hour turnaround time (if moving within 10 miles of specific area in London)
  • Full insurance

Remember, this is an approximation, and the best way to get a specific cost is by securing tailored quotes. Only then will you be able to get an accurate idea of what your move is likely to cost.

Three-bed house packing cost

Packing a house is similar. As there are so many variables involved, off-the-shelf quotes rarely apply. That means you may be hit with additional costs later that you haven’t accounted for.

Think of it this way – a young couple are likely to have far fewer possessions than an older couple who have cabinets and shelves lined with trinkets. Because of this, you should never rely on standard packages, because they never apply to everyone’s individual situation.

However, as an approximate guide for packing a three-bedroom home, it will cost something in the region of £800, plus the cost of the packing materials and VAT. That cost should include:

  • Three packers
  • Approximately eight hours turnaround time
  • Full insurance

The table below can be used as a quick reference guide for approximate costs for packing and moving a three-bedroom house.

Service provided to a three-bedroom home Man power  Vehicle type Approx time Approx cost
Packing 3 packers n/a 8 hours £800 + packing materials + VAT
Moving 3-4 movers 3 Luton vans or a 7.5 tonne Luton lorry 8 hours (within 10 miles) £1,600 + VAT

Why you should consider a house packing service

Moving house can be a difficult task to manage, with so many things to take care of ahead of the big day.  Everything has to be properly wrapped, secured, packed, sealed and labelled to prevent things getting lost or damaged during the move.

Unfortunately, that also means the packing process is one of the most time-consuming stages of your move. And this is especially true when you have to try and squeeze in your packing between other commitments, like work, cooking, life admin, childcare, and other day-to-day tasks.

It’s recommended that you start packing as soon as possible – around six weeks before your actual intended move date. However, this isn’t always easy – or possible – which means many people are forced to leave the packing until the last minute.

A packing service can alleviate the stresses that come with packing, especially when time isn’t on your side. An experienced team of packers will be able to pack the contents of a three-bedroom home in around eight hours, ensuring everything is properly secured and there’s minimal risk of things getting damaged or lost.

Once you’ve got your quotes you’ll have a much better idea of how much your move is likely to cost.

Things to consider when getting moving quotes

When you’re gathering packing and moving quotes, you shouldn’t just settle for the first company who comes back to you. Instead, consider the following to make sure you’re choosing the right provider.

Request quotes early on

The earlier you start getting quotes, the better. That way you’ll give yourself enough time to get enough together so you can get a good idea about what a good quote looks like (as well as a bad one).

Get at least three quotes

Don’t stop at one or two quotes – get at least three, but ideally more. You shouldn’t just settle on the first company you find, but take time considering their quotes and what they include.

Read the reviews

Take time to read reviews written by genuine customers on trusted websites, and case studies where possible. You’ll obviously want to avoid companies that have one or two star reviews as the majority, but you should also be wary of companies who only have five star reviews and nothing else – that seems a little suspicious.

Make sure they have full insurance

You need to be confident that the company you hire is covered in the event of something unexpected occurring. To cover themselves, and you, make sure they’re fully insured before making your decision.
