Moving to Maidenhead: What to Know Before You Go

Maidenhead has been one of the most talked-about commuter destinations in the country since the Elizabeth line opened fully in 2022. SL6 buyer demand jumped 18% in 2023 and a further 9% in 2024 according to Rightmove data. Average house prices sat at £570,449 as of June 2026, with average monthly rents at £2,185.

What draws people here is a combination most commuter towns cannot replicate: fast central London access, a Thames-side setting, excellent schools, and the world-class restaurants of Bray on the doorstep. Maidenhead consistently attracts buyers who want an affluent Thames-side town feel with direct Elizabeth line connectivity, and once people move here, they tend to stay.

We are based in Slough, eight miles away, and we move a lot of people into and around this area. Here is what the town is actually like, and what to expect on moving day.

The different parts of Maidenhead

Town centre and station area

The heart of SL6. The area immediately around the Elizabeth line station has seen major regeneration in recent years, with new apartments, retail, and public space added. It suits buyers who want walkable convenience and a fast commute. New-build apartments here carry service charges and parking constraints worth checking carefully before you commit.

Boyn Hill and the College area

Among the most established and sought-after residential parts of Maidenhead. Substantial period homes on tree-lined roads and a strong sense of established character. Close enough to the station to walk and consistently popular with buyers who want space without sacrificing commute convenience.

Furze Platt and Cox Green

Sit to the north and west of the town centre and offer more space for the money. Popular with families who want larger gardens and a quieter feel. Well served by car but less walkable to the station.

Bray

The riverside village immediately south of Maidenhead. Home to Heston Blumenthal’s The Fat Duck and the Roux family’s Waterside Inn, two of Britain’s handful of three-Michelin-starred restaurants. Beyond the dining, it offers period cottages, riverside homes and a genuine village character. Prices carry a significant premium and river flood risk is worth checking carefully by postcode.

Cookham

Sits to the north on the Thames, associated with artist Stanley Spencer, with its own station and a well-preserved village character.

Taplow

Sits on the hill south of Maidenhead with the prestigious Cliveden estate nearby. Elevated Thames views and a quieter character than the town centre.

The median sale price in Maidenhead over the past 12 months was £506,900. Detached homes averaged £812,500 and flats £290,000. New-build properties traded at a 32.7% premium over existing stock.

Transport

The Elizabeth line gives direct services to London Paddington in around 25 minutes, Liverpool Street in 45 minutes, and Canary Wharf in around 50 minutes. Great Western Railway also serves Paddington. The M4 motorway gives quick access to Heathrow, Slough, Reading, and the M25. Heathrow is around 20 minutes by car.

Maidenhead is the western terminus of the Elizabeth line, which means trains start here. For commuters, that means a seat is almost always available at the station, which matters more than it sounds after a long day.

Cycling and walking routes along the river and between key neighbourhoods are well established. The town is large enough that a car is useful for day-to-day life in some parts, but those within walking distance of the station rarely feel the need for one during the week.

Schools

Newlands Girls’ School is rated Outstanding by Ofsted with excellent academic results. There is also a state boarding option at Holyport College. The Royal Borough of Windsor and Maidenhead has one of the lowest council tax rates in the country. Independent school access is strong across the wider Thames Valley. Grammar schools in nearby Buckinghamshire are worth researching if that is a consideration.

Research specific schools and catchments by postcode rather than by town-level reputation alone.

What moving into Maidenhead actually involves

The practical experience varies considerably depending on which part of SL6 you are moving into.

The new-build developments around the station work similarly to London apartment blocks: goods lift bookings, loading bay reservations, and set moving windows through building management are the norm. Contact your building management team in advance to confirm their procedures and pass those details on to us.

The period and semi-detached streets in Boyn Hill and Furze Platt are more straightforward. Streets are generally wide enough for a standard removals vehicle. The Royal Borough of Windsor and Maidenhead operates a paid dispensation scheme for suspended bays and single-yellow waivers, currently £25 per bay per day. We apply for these as part of every job where they are needed.

Three specific areas have access restrictions worth planning around:

  • Cookham High Street has a no-loading window between 11am and 2pm
  • Bray village green has a maximum vehicle weight restriction
  • Maidenhead Riverside roads require a pre-survey for access
